ZIRITZ Raises JPY 700m in Series A Funding for Asset Management Platform

ZIRITZ, which operates the asset management platform "StockFormer" and the AI-powered automatic apartment planning service "StockFormer-ZERO," has completed Series A funding totaling 700 million yen.

In this round, Nissay Capital and Daiwa Corporate Investment served as lead investors, with participation from a total of 7 venture capital firms and corporate investors. The raised funds will be allocated to acquiring excellent talent, expanding products, and enlarging sales areas to achieve further growth.

Challenges in the New Apartment Building Investment Market

Japan's investment real estate market, particularly new apartment and condominium building investments, has been a difficult investment field for individual investors due to issues such as "low yields," "inability to find land," and "difficulty obtaining loans." This has traditionally been the domain of real estate companies (developers).

In response to this situation, ZIRITZ has leveraged proprietary AI technology to automatically generate high-yield new apartment and condominium plans, and through scoring technology, has made it possible to provide optimal loan combinations for individual investors.

Platform Attracting High-Net-Worth Users

The asset management platform "StockFormer" currently has over 4,000 registered high-net-worth users, with approximately 70% of members earning annual incomes of 10 million yen or more.

In terms of professional demographics, an investor community has formed centered on high-career and upper-middle-class individuals, including executives, doctors, professionals, and foreign company employees, gaining trust from those with high financial literacy.

For this user segment, the platform provides property selection and loan optimization based on AI scoring evaluation from registered information (annual income, assets, occupation, investment experience, etc.), achieving asset management and formation with controlled risk and high profitability.

Furthermore, the new apartment automatic planning service "StockFormer-ZERO" applies the knowledge gained from AI scoring.

This service integrates data related to finance, real estate, and construction, and through AI and big data technology, replaces the work typically performed by real estate companies (developers) in new apartment and condominium development (land selection and procurement → design and construction → customer sales and marketing) with AI for planning and construction, achieving approximately 20% cost reduction in the total price of land and buildings.

This enables the provision of new apartments and condominiums with 7% yields to users registered on StockFormer, while also building a model that allows participation with minimal personal capital.

Collaboration with Financial Institutions and Co-creation of New Financial Products

ZIRITZ has steadily expanded its end loan track record through partnerships with various financial institutions. Additionally, through collaboration with the Saison Group, ZIRITZ has jointly developed Japan's first new financial products and schemes related to real estate investment, establishing a system that provides one-stop support from bridge loans to end loan execution. This mechanism enables end loan participation even by financial institutions that typically find financing for new apartment construction difficult, allowing individual investors to choose end loans from a wider range of financial institutions.
